  • Gas smell

If your tenants report that a gas smell is present in the property, it could mean there’s a gas leak. This is dangerous for your tenants and can threaten your property. 

  • Lack of heat or air

Properties without heat or air conditioning should be treated as emergency situations. It generally depends on the temperature outside; not having heat in 70-degree weather is not an emergency. However, in Orlando Florida the temperatures can rise pretty high, so not having air conditioning can be an extreme situation that should be considered an emergency. If it’s hotter than 90 degrees or below 45 degrees for an extended period of time, consider the lack of heat or air an emergency.

  • Power outage for extended periods of time

Your tenants need to have electricity, so if they’re not getting any power for most of the day or night, you need to take care of the issue right away. 

  • Plumbing issues

Small leaks or dripping faucets are serious, but probably not an emergency. However, if there’s an active flow of water in the house, you’ll want to treat it as an emergency. Water can cause more damage to your property in a short amount of time. 

  • Septic tank failure 

Septic tanks need immediate attention when something goes wrong. Otherwise, the mess you need to clean up gets more complex and expensive.
