original Lease Agreement within the first year for any reason, we will
waive our customary lease fee and re-rent the property to a new resident

Q: How long of a lease do you sign?
A: We primarily focus on annual leases. However, we understand every
homeowner and investor has their own story and circumstances. For annual
rentals, we do all the work. From property marketing, resident placement,
property inspections, monthly and annual financial reporting, rent collection,
evictions, maintenance and legal compliance. We are flexible and can
accommodate many different options.

Q: What type of properties do you manage?
A: We exclusively manage residential properties. Specializing in the
management of single family homes, condominiums, town homes and multi-family
properties.

Q: Do you have a start up or sign up cost?
A: No. Your success is important to us. Therefore, we only get paid when you get paid.
- We do not charge management fees when your property is vacant.
- We do not charge management fees on uncollected rent.
- We do not charge owners or residents administrative fees to oversee maintenance repairs.

Q: How soon can you start managing my property?
A: We can start the sign up process immediately. Typically within 24
hours we can begin managing your property.

Q: Are you licensed?
A: Absolutely. The Listing Real Estate Management is a licensed real estate
brokerage. We only employ licensed property managers, many of whom may even be broker associates.

Q: Can I reach you after hours?
A: After hours and on weekends we always have an emergency contact person on
call and available. We have a dedicated 24/7 emergency contact line for our
owners and residents. Our regular business hours are from 9:00 am to 5:00 pm weekdays.

Q: Can you put the money directly into my account?
A: Yes, we will deposit your distribution check directly into your
bank via ACH and provide you with your monthly statement.
- Owner funds are disbursed on or about the 10th day of each month.
- All invoices, receipts and owner reports are available 24/7
- Owners will receive a 1099 form for year-end tax preparation

Q: Do I get to see the lease or sign it?
A: Yes, we will request all parties, owners, residents, & The Listing
Rem to e-sign via DocuSign.

Q: How and when do I get paid?
A: Funds are dispersed to owners Via ACH and are disbursed on or about
the 10th day of each month.

Q: How is rent collection handled?
A: We highly recommend & encourage our residents to pay directly online.
Resident access is available 24/7. We also accept payment by mail or hand delivery.

Q: How much security deposit do you charge the tenant?
A: Our standard security deposit is One Month Rent. Per Florida Statutes
we hold your resident’s security deposit in our non-commingled/non-interest bearing Florida Escrow Account.

Q: What type of reports do I get and how often?
A: We can generate a number of different reports per owner request. Owners
will receive monthly & annual detailed statements of activity.

Q: Who holds the tenant security deposit?
A: The Security Deposit will be help by The Listing Real Estate Management
in a Florida Bank non-commingled/non-interest bearing Escrow Account.

Q: Evictions. How likely are they to occur and how is the process handled?
A: Choosing superior property management company, with industry-leading
management systems and resident screening processes, has been proven to
significantly reduce the frequency of evictions. Although we can never be
100% certain, an eviction won’t occur because as we know, life happens. People unexpectedly
lose their job, a death or illness in the family occur and people’s financial
situation can change dramatically. However, in the event, an eviction should occur.
We will help facilitate the process.
The eviction process usually takes three to four weeks, not months, as many
would believe. For our clients, an eviction usually costs the owner an initial
legal fee of $150.00.

Q: Do you sell real estate too?
A: No, we are specialists at our craft. We do not sell real estate, we
manage it. Our primary focus is on you and providing best-in-class management
service and hospitality.
However, if you are interested in expanding your portfolio or deciding to
unload your rental property. We have developed a network of superior Realtor
relationships that specialize in finding quality investment opportunities for you.

Q: What is your cancellation policy?
A: We have an easy termination policy. If you are unhappy with our service,
you may cancel at any time while the home is vacant free of charge. If the
property has been leased, you may terminate in writing with a 30 day notice
without penalty or cancellation fee.
